Baby Boomers are Right Sizing
A Traverse City Record Eagle reporter called me last Friday regarding an article he was in the process of writing. He needed to put a face to his story about the Baby Boomer housing trend of "Right Sizing". I told him that Victor and I probably fit his needs perfectly. I inwardly cringed at the thought of a photographer sharing our nest with the rest of the world and reminded Mark Urban, the reporter, that our home wasn't large but just the right size for a couple of empty nesters. And- I kept my fingers crossed.
I've attached the Record-Eagle link to the special section entitled My Generation. I think Mark did a very good job of relating our personal story which is probably very similar to many of the couples we've met since moving to the Grand Traverse Area. It's not easy making that move from a large home full of special things and memories. However, now that we have done it and have realized all of the benefits, I know that we are in an excellent position to help customers who are considering the same process.

Updated Info on 2012 Kitchen Trends
Now that the International Builder Show is over, there's abundant information on design trends available. As I've been reading and researching, several kitchen trends are being noted. Let me share some.
Natural wood cabinetry has always been popular. We've showcased cherry wood cabinetry in our higher end homes like those in LochenHeath but,according to the NKBA(National Kitchen and Bath Association) last year, cherry as well as maple have declined in use. Oak used to be the "go to" staple and then lost favor. Apparently, kitchen designers are trending back a bit to oak- reasonable cost and availability is probably part of this trend. I'm not too surprised to read that walnut is being used 3x more than in the past. The clean grain and darker color work perfectly with the look of today's kitchen. Green products have continued to be strongly popular which is apparent with bamboo usage doubling in the past year. Birch is a great wood with a grain similar to maple but with a lower material cost- birch use has tripled in the past year. Grand Bay Building and Remodeling just recently finished remodeling the break room at the BATA Cass Road facility here in Traverse City and we used all birch cabinetry - a great value for the dollar.
If you've ever watched the HGTV design shows, you might recall their use of darker finishes. This trend has been noted by NKBA . Along with darker colors is the use of glass. This product really lends itself to a modern look and is being incorporated as kitchen backsplashes. Designers are noting that ceramic still holds the number One position followed by Natural Stone(which certainly would need to be sealed) and glass coming on strong as number Three. I've used glass for vanities but not yet for a backsplash. This use could really be stunning and I look forward to working with the idea.
When it comes to lighting, apparently designers are trending toward LED's (light emitting diodes) rather than CFL's. Use of CFL's(compact flourscent lights) dropped about 10% . I'm not surprised as the color of a CFL isn't always right - especially in a kitchen. I read a Housing Zone article which mentioned that a US ban on newly produced 100w Incandescent bulbs went into effect Jan 2012 - A ban for 75w is slated to begin Jan 2013 with a ban on 60w incandescent production beginning Jan 2014. Take Care with CFLs - Where to Recycle them
CFL- Compact Flourescent Lights have become the new norm for light bulbs. I think most of us feel good about using them knowing that we are saving energy. Many light fixtures already include CFL bulbs in the box when you purchase them from the box stores. All good news for our electric budget.
Just the other day, I replaced a small flood light in the kitchen with a CFL floodlight. When I turned the light on I thought something was wrong with the new bulb. It barely gave any light and took quite awhile to warm up and begin to glow with full strength. Now I realize that CFL floods have not been perfected. Next time I'll be looking for an LED flood which won't have the delay -
Years ago, we were used to seeing workers throw the tube bulbs out without caring when they shattered into dumpsters. We've come a long way in that regard as well. Take care when disposing of old CFL bulbs. They do contain a very small amount of mercury.
If a bulb breaks- Clear the Room! People and pets should leave. Open a window/door for 5-10 minutes. Don't use a vacuum unless you absolutely have to-If you do, then immediately place the vacuum bag in a sealed plastic bag. The preferred disposal method is to use tape to pick up small pieces etc. Place glass and any powder residue into a sealed container which should be kept outside of the home for trash disposal.
Recycle your old CFL bulbs- I've noticed that Lowe's and Home Depot as well as our local Ace Hardware store here in Traverse City have recyling bins for used bulbs. If everyone took advantage of this recycle program it would make a difference in our environment. That's the "green" in me coming out- I just can't help myself.

First Project Bath of 2012 Update
I promised a follow up photo of the finished bathroom which was Grand Bay Building and Remodeling's first project of 2012. This granite counter is a premium selection but it just so happened our customer located it as remnant . This is a great option for small counters like vanities. Note the taller 8" backsplash to accommodate the vessel sink.
There had been a laminate floor installed over concrete and to Victor's surprise, the toilet had never been secured! This resulted in leaking over the years which actually made it's way under the carpet at the bathroom. It felt good to take of this problem for the homeowner. That's the thing about remodeling, you just never know what you're going to find until you get into the project.

It's Home Builders Expo Time - Feb 4th and 5th
The Grand Traverse Resort is the new home of the 2012 Home Expo. Grand Bay Building and Remodeling is looking forward to this new venue for the Expo. Find us in Booth #89. Homeowner Beware of Water, Water Everywhere
This is the season for winter vacations and Grand Bay Building and Remodeling cautions you to prepare your home for extended trips away. Consider turning off your main water supply - just in case.
I write this suggestion after 3 separate family experiences in the last 2 weeks. Our son returned home after spending the Holidays here in Michigan to find water seeping out his garage entry door. A refrigerator water valve had failed resulting in a thorough soaking - he vacuumed about 15 gallons of water!!
Just last week, our daughter called with a "dad come quick" - for whatever reason water had just begun spraying(shooting) out of the cold water supply valve to her washer. This box in the laundry room wall has a small drain but not to catch this kind of water. Had she not been home and in the room to find the wet floor- there would have been another flood situation.
What actually prompted this post, was a water leak in our powder room that I just discovered this weekend. The toilet water line to the shutoff had begun to slowly leak which I noticed while cleaning. This is just the type of leak that could have gone unnoticed as you leave for vacation- only to continue to become worse over the time that you are away.
Based on these very recent situations- please consider protecting your home from water damage when you're away. It should be a simple thing to turn off your water supply- check into this before you leave home for any

Where Do You Want Your Laundry??
One of the important questions that should be discussed in the design phase of a new home or remodel- Where Do You Want the Laundry? I had to smile today ( lol really!) as I was reading an email from a very popular nationally recognized home design firm. The email discussed how homeowners now wanted the laundry located as a separate space not just in the open hall from the garage. About 20 years ago, I discussed this exact thing at their exhibit in the International Builders Show. Oh, the answer was- you are from what we call a wet area. Yep, Michigan and a large part of the country is certainly that! Finally, it seems they "get it"!
Now, the term is evolving from "mud room". We are beginning to see the entry from the garage referred to as the Rear Foyer. This makes sense as the family most always uses this entry and useful space here is critical. I can vouch for this as a mother of four children and pets. Nothing was better than having space for things like book bags, coats and boots. Having the laundry room right off the rear entry allowed a quick spot for wet sports equipment etc. Being close the kitchen, meant less time spent when doing loads of laundry. But, I can also appreciate having a laundry where the linens and clothes accumulate.

It's the New Year- How's that bathroom looking?
Now, that it's officially 2012, is a great time to look around your home for easy ways to update spaces you use every day. Grand Bay Building and Remodeling started off our New Year with a great bathroom project for a client. This is the only bathroom in the home, so you can imagine how important speed of completion is. We prepared for the project by having everything selected and on site before removing any fixtures.
The inspiration for the new bathroom was the bathroom in our carriage house that was entered in the 2009 Tour of Remodeled Homes here in Traverse City. That's proof that sometimes you hold onto an idea until the time is right. I can't wait to see this new bathroom project completed- I'll post an "after" photo so check back.
If you're not ready for the complete makeover, consider simpler things to update like bathroom hardware and lighting. Include new faucets and change from something dated to a newer finish. You'll be surprised what a difference that can make! and...we're only a phone call away-

Oct 1st & 2nd Showcase of Remodeled Homes

Grand Bay Bldg and Remodeling is now part of the Trex Pro program. We have our profile on the Trex.com website and can offer our Trex decking customers the Trex 25 year material warranty.
Trex products are made of reclaimed resources including sawdust, used wood pallets and recycled plastic grocery bags. This means that no trees are cut down or no new plastic is created to make the products. I was surprised to discover that Trex is the largest recycler of plastic bags in the country! 7 out of 10 recycled bags end up in Trex products... I think that's amazing.

Anticipated Moulding Price Jump due to Chile Earthquake
I have just read a notice from one of our building material suppliers regarding the unstable price of moulding during the upcoming building season. I had no idea that 45% of the fingerjointed wood moulding in the United States came from Chile- most produced within a 100 mile radius of the recent earthquake epicenter! Pro Build sent the office of Grand Bay Building and Remodeling a very informative letter so that we could take both the shortage and price increase possibilities into account as we estimate and bid projects.
I remember hurricanes causing plywood, shingle and drywall shortages but never considered that the recent earthquake would directly impact our business.
Let's hope that the many people affected in Chile aand Haiti find the strength and resources to rebuild their lives and keep their families sheltered during the approaching rainy season. Nancy at Grand Bay Building and Remodeling ph 231 995 9057

A Successful Home Expo Weekend
Grand Bay Building and Remodeling participated in the successful weekend event as close to 2,000 people attended the Traverse City Home Builder Expo this past weekend. Victor and I enjoyed meeting and greeting everyone as they stopped by
our newly designed display. It was great to hear so many people excited about upcoming projects for their homes.
This is the perfect time of year to begin discussing your ideas and plans with us. By the time the snow is gone, we can have your plan and specs done and ready to go. There's nothing like glorious sunshine to get those creative ideas flowing.
The winning playhouse ticket was pulled and the house was delivered to the winner here in Traverse City- what a lucky lady!! Home Depot also donated a Martha Stewart patio furniture table and chair set which was delivered to another lucky winner.

Home Buyer Tax Credit Ends on April 30th 2010
Grand Bay Building and Remodeling wants you to take note: The first time home buyer and repeat buyer tax credits are nearing their expiration date. We know that time flies by and things get put on the back burner until it's too late. Don't let that happen to you if you are interested in buying your first home. Along with the $8,000 first time credit is an amzing $6,500 credit for repeat buyers. This is great news if you are considering purchasing another home.
As mentioned in the following statement from the National Assocaition of Home Builders, The contract needs to be signed by April 30th but the actual sale of the home needs to be closed by June 30, 2010. So there is still time... don't miss this opportunity.
NAHB REMINDS HOME BUYERS: TAX CREDIT EXPIRING SOON
WASHINGTON, March 4 - The National Association of Home Builders (NAHB) wants potential home buyers to be aware that they still have the opportunity to take advantage of the $8,000 first-time home buyer or $6,500 repeat buyer tax credits, as long as they act quickly--the credits expire on April 30, 2010.
"It's not too late to take advantage of the home buyer tax credit," said NAHB Chairman Bob Jones, a builder and developer in Bloomfield Hills, Mich. "There are plenty of existing homes on the market, and even though the move-in ready newly constructed homes inventory has dwindled, builders may still be able finish a home in time."
The IRS provides an additional two months beyond the deadline to close the deal. Buyers who sign a sales contract by the April 30 deadline are still eligible if they close the sale of the home by June 30, 2010.
More people than ever before are eligible for a home buyer tax credit, NAHB estimates that close to 70 percent of all potential buyers should qualify for some form of a credit.
"First-time" buyers don't have to be buying their first home ever; they are defined by the IRS as those who have not owned a principal residence in the past three years. Repeat buyers may be eligible for a new $6,500 credit, as long as they have owned and lived in their current home at least five consecutive out of the past eight years.
The current credits also increase the income limits, enabling single taxpayers with incomes up to $125,000 and married couples earning up to $225,000 to potentially qualify for a full credit.
NAHB's Web site at www.federalhousingtaxcredit.com, which has received more than 6.5 million visitors since the site launched, provides basic information about the credits, detailed question and answer sections, and links to additional home-buying resources for consumers.
"If you've been considering buying a home for any reason, the home buyer tax credit, in addition to historically low interest rates and competitive home prices, make it an ideal time to buy," said Jones.

"It's not too late to take advantage of the home buyer tax credit," said NAHB Chairman Bob Jones, a builder and developer in Bloomfield Hills, Mich. "There are plenty of existing homes on the market, and even though the move-in ready newly constructed homes inventory has dwindled, builders may still be able finish a home in time."
The IRS provides an additional two months beyond the deadline to close the deal. Buyers who sign a sales contract by the April 30 deadline are still eligible if they close the sale of the home by June 30, 2010.
More people than ever before are eligible for a home buyer tax credit, NAHB estimates that close to 70 percent of all potential buyers should qualify for some form of a credit.
"First-time" buyers don't have to be buying their first home ever; they are defined by the IRS as those who have not owned a principal residence in the past three years. Repeat buyers may be eligible for a new $6,500 credit, as long as they have owned and lived in their current home at least five consecutive out of the past eight years.
The current credits also increase the income limits, enabling single taxpayers with incomes up to $125,000 and married couples earning up to $225,000 to potentially qualify for a full credit.
NAHB's Web site at www.federalhousingtaxcredit.com, which has received more than 6.5 million visitors since the site launched, provides basic information about the credits, detailed question and answer sections, and links to additional home-buying resources for consumers.
"If you've been considering buying a home for any reason, the home buyer tax credit, in addition to historically low interest rates and competitive home prices, make it an ideal time to buy," said Jones.

Grand Traverse Area Women Build Lowe's Clinics
As a woman builder with Grand Bay Building and Remodeling, I was excited and honored to be asked by the Grand Traverse Area Habitat for Humanity to participate as the House Lead in the 2010 Women Build taking place in Leelanau County this spring and summer 2010. We are kicking off the build on site May 1st. In anticipation of the number of women interested in participating, classes are being offered at Lowe's so we can all hit the hammers running...

For women who want to build a village, but don’t know where to start, Habitat for Humanity-Grand Traverse Region and Lowe’s of Traverse City have the answer. As the 2010 underwriter for Habitat for Humanity International’s Women Build program, Lowe’s is hosting how-to clinics at its Traverse City store to help prepare women volunteers to build a Maple City area house this spring.
The free clinics not only teach women home construction basics, they provide extensive hands-on opportunities to practice these new skills. Each of the clinics will help educate the volunteers on basic construction and tool safety techniques, enabling them to be confident and effective in their volunteer efforts with Habitat for Humanity. Among other things, women will have the opportunity to practice using power tools, framing walls and installing drywall.

Positive Trends at 2010 Builders Convention in Las Vegas
Builders are back from Convention with renewed spirits for the coming season. Over 50,000 converged on Las Vegas for the 2010 Internation Builders Show - IBS. Professional builders are survivors and we are primed and ready for the start of the recovery. NAHB's chief economist David Crowe stated that he thinks ths Recession is over--Yeah!! Apparently it may not be as strong of a recovery as we really want but it will be a recovery.
He and several economists mentioned some positive trends for 2010: low interest rates, stabilized home values and strong home affordability.
As a builder and remodeler for many years, we at Grand Bay Building and Remodeling have seen the cycle of the market many times. As optimists, we are encouraged by the signs and activity in our Traverse City, Michigan market. New home construction may be slowed but remodeling is continuing to happen. As home values stabilize -which is the economists' trend prediction, there really is no better time to remodel. Builders, suppliers and trades are ready to embrace your project with renewed energy.

Lead Paint- Was Your Home Built Before 1978?
The EPA is in the process of enacting new regulations regarding lead paint and the remodeling of homes bulit before 1978. It has long been known that young children should not be exposed to lead paint. Paint in older homes is a common source of lead paint exposure.
In about six months, new lead paint regulations will be going into effect. Grand Bay Building & Remodeling is following this issue very closely as it will effect remodeling work that we do on pre 1978 homes. This new regulation will apply to disturbed areas of more than 6 square feet of interior painted surface or 20 square feet of exterior surface- pretty much any remodeling project done on a pre 1978 home.
We know that remodelers will be required to use lead-safe work practices as defined by the Lead Renovation,Repair and Painting Program Rule. So,in the next few months,Grand Bay Building & Remodeling will have someone on staff becoming certified by an EPA-certified trainer.
Estimates for how much this will add to the cost of the average project are not yet determined. We in the industry will have a better understanding of the requirements once we are certified. Then, the remodelers and trade associates will be able to determine the economic impact of the regulation for the consumer.
Once the rules are proposed, they will be posted at www.epa.gov and open for public comment before becoming final.

Tax Credits For Nearly 70% of New Home Buyers With New Law
What great news for both new home buyers and the construction industry. When the President signed the tax credit extension on Nov 6th, he certainly gave the housing industry a shot in the arm.
It's been estimated that nearly 70% of all potential home buyers should qualify for some type of credit. It's now available for move-up buyers, move-down buyers and those who have previously owned a home.
As recently stated in an erelease by the NAHB: "A leading source of consumer information on the tax credit is NAHB's Web site at www.federalhousingtaxcredit.com, which saw a huge increase in visits in the days after the new law was signed. It provides basic information about the first-time and repeat buyer credits, detailed question and answer sections, and links to additional home-buying resources for consumers.
NAHB estimates that the home buyer tax credit will create 211,000 jobs and generate 180,000 additional home sales in the coming year. It is also expected to generate $9.6 billion in wage income and $6.9 billion in federal, state and local taxes."
I think that this recreation of jobs which have been lost will be a strong beginning for the resurgence of an industry which means so much to the national economy.
